Bathroom window condensation in older Lancashire homes
Winter bathrooms in terrace houses drip. The glass is cold, the shower is hot, and the fan is either missing or pointing at the loft. Waking up to water on the sill is normal in these houses. It is not something a new mirror will solve.
The three things that help
- —Extract the steam outside, on a timer
- —Keep the wet zone actually waterproof so the wall is not adding damp
- —Deal with a failed window before the new finish meets it
What we look at on survey
The sill, the frame, and whether the reveal can take a panel or a tile without trapping water. If the window is a separate job, we say so, and we leave a detail the window fitter can meet. Two trades blaming each other is how sills stay wet.

Quick answers
Should I replace the window as part of the bathroom?+
If the frame has failed or the pane is single glazed and the sill is rotten, yes, talk about it before we panel up to it. A sound double-glazed window plus a real extractor is the usual cure. We do not pretend a new tap fixes the glass.
Is condensation the same as a leak?+
No. Condensation is room air hitting a cold surface. A leak is water from a pipe, a tray or outside. Staining that returns in one patch, away from the glass, needs looking at as a leak.
Will panels behind a wet window fail?+
The panel is waterproof. The window junction still has to be detailed, and the room still has to be ventilated. We do not bury a rotten sill behind a new board.
